One of the major draws of the East Hermosa neighborhood, also known as Hermosa Beach Hills, is the stunning views it offers. The area is situated on a hill, providing residents with panoramic vistas of the ocean, the surrounding city, and the lush green hills surrounding the neighborhood. This natural beauty is further enhanced by the neighborhood’s well-manicured streets and gardens.
The homes in this neighborhood are known for their California Craftsman and Mediterranean-style architecture, which gives the neighborhood a unique and charming character, although over the years there have been some rebuilds that don’t fit any particular architectural style, and could use another facelift. Some would say compared with other Hermosa Beach neighborhoods, East Hermosa has more variety of home styles and sizes. If you’re lucky, and looking for a more historical home design, we might be able to find a vintage 1920s California bungalow that comes to market every now and then – some have been updated inside, and some are a blank canvas just waiting for your personal design touch.
While the majority of housing in East Hermosa is detached, there are some townhomes and condominiums to be found with lower pricing.
East Hermosa lot sizes range from about 2,000 to 7,000 sqft, so they don’t get as large as Hermosa Valley, but some homes still have very decent lot sizes, even enough for a pool or sports court. Looking back a few years at prior sales, the smallest home came in at roughly 750 sqft and the largest at about 5,500 sq ft.
The least expensive home in East Hermosa in the past few years sold for just over $1 million, and the most expensive for over $4.5 million – so there is plenty of variety and option in between to suit most South Bay budgets.
While East Hermosa sits up in a hilly area, the neighborhood is still a reasonable walk or bike ride down to the beach and Pier area, as well as various local businesses along the Pacific Coast Highway and Aviation Blvd.
Students in East Hermosa attend the same three Hermosa Beach district schools, except for high school which can be either Mira Costa High School or Redondo Union depending on the address, but students living in the northern part of East Hermosa have a very short and easy walk to Mira Costa, saving parents from driving and waiting for drop-offs and pick-ups.

Top Ranked Schools – While the Hermosa Beach City School District is small with only three schools, all are highly rated and provide a top-notch education for students. The city is also home to a number of private schools and daycare facilities.
According to recent data, the overall rating for schools in Hermosa Beach is 9-10 out of 10. This rating is based on a number of factors, including test scores, graduation rates, and the availability of advanced placement (AP) courses. Additionally, the schools in Hermosa Beach have a low student-to-teacher ratio, which allows for individualized attention and support for each student.
Variety of Home Types and Lot Sizes – You can a variety of reasonably priced home options in East Hermosa, from condominiums and townhomes under $1 million to smaller detached homes in the low $1 millions and up to larger rebuilt or estate homes in the $2-4 million range, all significantly less than Manhattan Beach, often with better views.
Detached home lot sizes in Hermosa Valley range from 2,000-7,000 sqft, but lots larger than 7,000 sqft are very rare, so this is not the neighborhood to look in if you want a lot of private space.
Excellent Location – anchoring the middle area of the South Bay, Hermosa Beach and East Hermosa offers easy access to the 405 Freeway, nearby LAX Airport, and plenty of shopping and dining options. Almost endless beaches are virtually at your doorstep, along with countless recreation activities and public parks
Economic Opportunities – With the nearby Silicon Beach area in Santa Monica, Venice and Manhattan Beach, there are plenty of opportunities to live near your work, with companies like Hulu, Fisker Automotive, Chevron, Activision Blizzard and Universal Music all within an easy commute.
