Choosing the right agent is essential – new home sales is not for a general real estate agent without specialized certifications and experience, as the new home contracts and sales process is completely different than a resale home – and that is especially true for negotiating price and terms.
But is a new home the right choice for every home buyer? Here are some things to consider:
Modern Designs, Interiors and Features
A new construction home features the latest in architectural designs and interior layouts. Additionally, a newly constructed home will include a warranty, up to date energy efficiency, and be pre-wired for the latest in new home technology. Many new designs feature the best of Southern California living, with great rooms and kitchens that open directly into your outdoor California Room and garden – true luxury resort living!
Make It Your Own
Buying a used home may offer the opportunity to renovate and refresh, but what if you want something move-in ready? A new construction home offers endless customization and design options from paint colors, flooring, counter surfaces to tiles, decorative trims and lighting. Rustic wood beams? Sure! Classic wainscoting? Absolutely! Green-approved counter tops? The choice is yours!
Lower Maintenance Costs
Used homes often require updates or repairs of deferred problems and maintenance. With modern construction techniques and
materials, a new home is virtually maintenance free for many years. Spend more time living and entertaining and less time worrying.

You Need Professional Representation
The vast majority of new construction buyers negotiate directly with the builder’s sales staff – but they don’t realize these sales staff are actually real estate agents who are employed by a division of the builder, a real estate broker. These sales staff represent the builder’s interests exclusively and have no fiduciary duty to you or your interests. Their job is to get the best possible deal for the builder by getting you to pay full asking price, plus buy expensive, over-priced upgrades.
We can introduce you to a a variety of new home communities, tour the model homes with you, guide you on standard features vs upgrades, what to include from the builder and what to upgrade after closing, and we will negotiate the sales price of the home, or negotiate included premium upgrades at lower or no cost. We will help you with financing options (the builder’s lender is hardly ever the best option), continue to supervise the construction and finishing process, and accompany you on the pre-delivery inspection – your buyer’s agent is your advocate throughout the buying process, and all these services are at no cost to you as your buyer’s agent is compensated by the builder’s referral fee or commission. Remember, a builder will not reduce the selling price of the home just because you tell them you won’t bring an agent – but you will be needlessly placing yourself at an incredible disadvantage when negotiating with the builder and trying to manage the buying and delivery process on your own.
