Are you looking for an ocean view home without the higher prices of Sand Section homes? Then Hermosa Valley is your neighborhood! Bordered on the west by Ardmore Ave and the Hermosa Valley Greenbelt (Veterans Parkway), the north by Manhattan Beach at Boundary Place, the east by Pacific Coast Highway, and the south by Herondo Street, Hermosa Valley offers the convenience of easy beach access, larger home lots, and beautiful views. 

For families with children, Hermosa Valley is a great place to call home. The neighborhood is adjacent to parks such as Valley Park, as well as a community center that offers a variety of programs and activities for kids. Additionally, the city of Hermosa Beach operates a youth sports program that provides children with the opportunity to play soccer, baseball, and other sports and a supervised after-school program.

While the Sand Section in Hermosa Beach features more level streets, Hermosa Valley has hills and higher elevations that allow for those gorgeous ocean and sunset views for many homes. Houses located closer to Ardmore feature beautiful views of the Greenbelt.

Hermosa Valley home lot sizes can vary, with some rare homes offering estate size lots of up to 20,000 sqft! Normally, Hermosa Valley lots range from about 2,000 sqft at the small end, and up to 7,000 sqff for larger lots. Some lots back into hills that include a tiered feature for the yard allowing a natural division of your rear yard into different usable spaces from pools and bbq areas to a spot for a vegetable garden.

While Hermosa Valley lacks large green space parks within the neighborhood, there is a thriving community center and theater, a skateboard park, and easy access to Valley Park and South Park, along with an easy walk or bike ride to the Hermosa Beach pier and the beach.

Condominiums, some of which are located along Ardmore Ave, feature pricing from $600,000 and up, so the entry price for Hermosa Beach is very affordable. Townhomes are priced from the mid 1 millions, and detached homes in Hermosa Valley start from the upper 1 millions for smaller cottages or fixers, with most homes priced from 2-4 million. A brand new custom built home with sweeping city light or coastline views would be priced in the 4-6 million range.

Bordered on the east by Pacific Coast Highway, the neighborhood is walking distance to countless locally owned restaurants, shops, and other businesses. Whether you’re looking for a quick bite to eat or a unique shopping experience, the neighborhood has something to offer a short walk away. The local shops and boutiques are known for their one-of-a-kind items, and the restaurants offer a wide variety of cuisines to suit every taste.
