Redondo Beach Real Estate Guide

Redondo Beach Homes for Sale and Real Estate Trends

Ask most residents of Southern California and even many tourist to name the most popular, laid back (sorry, Malibu!) quintessential beach community in the LA area, and they will probably say Redondo Beach. Anchored along the Pacific coast by the famous Redondo Beach Pier with over 50 local restaurants, cafes, bars and shops, and near the southern terminus of the Marvin Braude bike trail that runs 22 miles northbound to Santa Monica.

One of the defining characteristics of Redondo Beach is its community. The city is known for being a tight-knit and supportive community, with neighbors frequently coming together for local events and festivals. One of the largest of these is the annual Redondo Beach Lobster Festival, which brings together locals and local businesses to celebrate the city’s connection to the sea. This festival includes live music, food, and games, and is a popular event that draws in people from across the region.

The city is home to a number of excellent schools, including several highly rated public schools and several prestigious private schools. The schools in Redondo Beach are known for their high-quality curriculum, dedicated teachers, and outstanding programs, which include arts, music, and sports. This makes Redondo Beach an excellent place for families with school-aged children, and a popular destination for families who are looking for a great place to raise their kids.

Redondo Beach has plenty of recreational opportunities to offer. The city is surrounded by 14 beautiful parks, including the sprawling Alta Vista Park, which offers a playground, picnic areas, and tennis courts. Other parks in the area include Seaside Lagoon, a popular destination for families, and Dominguez Park, which offers a dog park, Little League baseball fields, as well as a playground and picnic areas.

In addition to parks and open spaces, Redondo Beach also has a thriving arts scene. The city is home to several galleries and art studios, as well as a number of cultural institutions, including the Redondo Beach Performing Arts Center who hosts a variety of events, including concerts, theater productions, and art exhibitions, making Redondo Beach a great place for culture lovers.

For those who love to shop and dine out, Redondo Beach is home to a number of shopping centers and local boutiques, offering a wide range of merchandise and dining options. Some of the most popular dining options in the city include Quality Seafood at the Pier, and R-10 Social House, which serves upscale American cuisine. Other popular restaurants in the city include Redondo Beach Brew Co, which serves craft beers and pub fare, and H.T. Grill for fine dining.

The city is located just minutes from the 405 freeway, which provides easy access to the rest of Los Angeles, as well as other nearby cities. Additionally, Redondo Beach has a Metrolink station on the C Line, which provides convenient rail access to other parts of the region, including Los Angeles, Long Beach, and San Bernardino.

Redondo Beach Real Estate and Neighborhood Guide

Redondo Beach is divided into inland North Redondo and coastal South Redondo, but each section is further divided into a number of smaller neighborhoods.

North Redondo neighborhoods include Golden Hills, Villas North, Villas South and El Nido.

South Redondo neighborhoods include coastal West of PCH, North of Torrance Blvd, South of Torrance Blvd and Hollywood Riviera.

Redondo Beach is well known for its:

Top Ranked Schools – The Redondo Beach Unified School District is the largest school district among the three Beach Cities, and includes 8 elementary schools, 2 middle schools and 1 high school. The city is also home to a number of private schools and daycare facilities, as well as specialized alternative education programs for continuing study, adult education and independent learning.

According to recent data, the overall rating for schools in Redondo Beach is 9-10 out of 10. This rating is based on a number of factors, including test scores, graduation rates, and the availability of advanced placement (AP) courses. Additionally, the schools in Redondo Beach have a low student-to-teacher ratio, which allows for individualized attention and support for each student.

Variety of Home Types and Lot Sizes – As the largest of the 3 Beach Cities, Redondo Beach offers the widest variety of home types with a broader mix of detached homes, townhomes and condominiums across more price points, and a number of apartments for rent.

North Redondo homes tend to offer larger yards and more space, while South Redondo has smaller lots, but better views.

Excellent Location – Redondo Beach is known for offering a unique mix of residential areas closely intermixed with countless local and national brand businesses giving residents an almost endless variety of everything from restaurants to yoga studios.

The unique layout of Redondo Beach along with the curve of the 405 freeway provides both opportunities and challenges for commuting. Residents of North Redondo, especially the Villas North and El Nido neighborhood have relatively easy and quick access to the 405, while South Redondo has a longer drive to reach the freeway because of its coastal location and the 405 twist that bends to the east.

South Redondo residents can consider a diagonal shortcut along Prospect Ave and Ripley Ave to reach Artesia Blvd and the 405 faster than trying to drive due east.

Economic Opportunities – Northrop Grumman is the largest employer in the Redondo Beach area, and the companies of Silicon Beach in Santa Monica and Manhattan Beach are a reasonably short commute away.

To the south, the departure of Toyota from Torrance has allowed a variety of small, medium and larger businesses to move into some of Toyota’s vacant office space, creating job growth for the area.
